What does Property Management mean?

In Hungary, Property Management service has not known very well yet. However in Western Europe and in the United States, this is the general practice in case of house-letting. If you do not have time or energy to manage your house-letting, or you live far from Budapest, you can entrust our office with the management of your property.

What services are included in BB Property Real Estate Agency’s Property Management service?

• We find the most appropriate tenant for your apartment. We examine the applicants’ ability to pay (with the help of employer’s and income certificates), and thanks to our years of experience, we also filter out those with whom there may be problems during the rental period.
• After we found the best tenant and the lease has been signed (we recommend the preparation of a notarial deed), every month we collect the rental fee, which we give you at the same day in cash or by bank transfer.
• We dictate meter readings to utility companies.
• We pay the utility bills.
• We take care of all your housing-related needs (e.g. chimney sweep inspection, water meter replacement, etc.).
• Every month we check the condition of your property based on a checklist.
• In case of need of repair, we ask our partners for a quotation for the repair, we agree this with you and if you accept, the problem will start to be fixed immediately.
• If the tenant terminates the lease, we will start searching a new one immediately for a month’s rental fee. That your property is rented out is in our interest too.
• GUARANTEE! If the tenant found by us terminates the lease within a year, we will find a new one for free.
• We charge property manager fee only if your apartment is rented out.
• We represent the owner at residential meetings.
• We take of care of any insurance issues.

How much is our service?

The fee of Property Management is basically 10% of the month’s rental fee, but minimum 15. 000 HUF per month. If you entrust us with more than one apartment, we will make you a personalized offer.
